To rent a flat to students in Girona you need a fixed-term (seasonal) contract with a justified reason (the studies) stated in writing, lasting more than 31 days and, as a rule, no more than twelve months. The additional guarantee is capped at one month and, if you let by the room, the total of the room rents cannot exceed the rent of the whole flat. Demand is concentrated near the University of Girona campuses.
For landlords: renting to students
- Fixed-term contract with the reason (enrolment or admission letter) written into the contract. It usually covers the academic year, from September to June or July.
- If there is no reason, if it runs past twelve months without justification, or if more than two fixed-term contracts are chained with the same person for the same flat, it becomes a main-residence tenancy from day one.
- Additional guarantee: one month at most. The student can leave after one month with ten days' notice.
- By the room: the total of all room rents cannot exceed the rent of the whole flat and, because Girona is a rent-controlled area, it must respect the rent caps.
- Agency fees are paid by the landlord. In Catalonia, Law 11/2025 on seasonal and room lets also applies.
Where students look for a flat
The University of Girona has three campuses in the city: Montilivi, the Barri Vell (old town) and the Centre. The most sought-after areas are Montilivi (walking distance), Sant Narcís and Santa Eugènia (larger flats and a direct bus), the Eixample (train and bus stations) and the Barri Vell.
For students and parents: how to find a flat
- Start looking between May and July: by September there is little left.
- Have your enrolment or admission letter, passport or NIE and a parental guarantee (or another guarantee) ready.
- Never pay anything before you have seen the flat (or a live video call) and have the contract.
- The deposit must be lodged with INCASÒL, the Catalan housing agency, and you should not be charged agency fees.
The seasonal-let rules come from Royal Decree-law 29/2026, pending ratification by the Spanish Parliament. If they change, we will update this page.
