If you live outside Spain and want to buy a flat or a house in Girona or on the Costa Brava, you can finance up to 70% of the value with a discounted fixed-rate mortgage over up to 20 years, with a maximum age of 79 at the end of the loan. AJ Finances assesses your case for free and remotely, prepares the file and negotiates with the bank for you. You only need to come to sign, or sign by power of attorney.
1. The terms we can obtain
- Financing of up to 70% of the purchase price or the valuation, whichever is lower. You need the remaining 30% plus the purchase costs in savings.
- Discounted fixed rate: the same instalment every year, no surprises. We give you the exact rate and APR in your assessment, depending on your profile and the products you choose to take.
- Up to 20 years.
- Up to age 79 at the end of the mortgage.
- The mortgage is in euros. If you earn in another currency, the bank takes the exchange-rate risk into account in its assessment.
A round-number example: on a 250,000 € flat the mortgage can reach 175,000 €, and you put in 75,000 € plus the purchase costs, which in Catalonia come to roughly 12% between transfer tax (ITP, 10%), notary, land registry and paperwork: about 105,000 € in total.
2. What the bank will ask for
- Passport and NIE (Spanish foreigner identification number). You cannot buy without a NIE; we help you obtain it.
- Tax residency certificate from your country.
- Your last three payslips or last two tax returns, and your employment contract or company accounts if you are self-employed.
- Bank statements for the last six months and a credit report from your country.
- If you have other loans, the latest statement for each.
Documents that are not in Spanish, Catalan or English usually need a translation. We tell you case by case.
3. How we do it, without you having to travel
- Free remote assessment: send us your documents and within a few days you know how much you can buy and what your instalment would be.
- Pre-approval before you start viewing, so you can make offers with confidence.
- We handle the valuation, the bank account, the binding offer (FEIN) and the notary appointment.
- Signing: you come to Girona, or sign by power of attorney from your country.
4. Buy and finance with the same team
AJ Grup Immobiliària finds the flat or house, and AJ Finances arranges the mortgage. One point of contact, in English, from the first video call to the notary. We work across Girona and the Gironès, and on the Costa Brava.
Terms depend on the lender and the buyer's profile and may change. The binding offer is always made by the bank (FEIN). AJ Finances is a registered mortgage intermediary (ICI 23/0131).
Can I get a mortgage in Spain if I do not live there?
Yes. Banks lend to non-resident buyers, usually up to 70% of the value, with documents from your country proving your income and creditworthiness.

At least 30% of the price plus the purchase costs, which in Catalonia are roughly 12%. On a 250,000 € flat, about 105,000 €.
Do I need a NIE to buy?
Yes. The NIE is compulsory to buy property in Spain and to sign the mortgage. We help you apply for it.
Do I have to come to Spain to sign?
Not necessarily. You can sign the purchase and the mortgage by power of attorney granted in your country, or come to Girona on the day of the notary.
